Villa Overview
Luxury Villa Palma in Molunat, was completely renovated in 2022 and given a 5-star rating by the authorities – the 4-bedroom villa itself is 250 m2 and located on 5 hectares of land, gated for privacy, and surrounded by 300-year-old olive groves, yet within a short drive of lively Cavtat and stunning Dubrovnik. It’s also a short drive to the Montenegro Border so also easy to explore that coastline as well!
This Molunat villa consists of 4 comfortable bedrooms with ensuite bathrooms, and a living room, dining room and kitchen with an exceptional view of the sea. It boasts a wealth of features to ensure you can fully relax: quality sun beds, two terraces, a large 5 x 14-metre infinity pool, outdoor shower, hot tub and a covered dining terrace and barbecue area. If you prefer to keep active, as well as swimming in the pool or sea, there is an outdoor gym and kayak. There’s also the opportunity to get out of the sun and chill in the private home cinema and games room, where you’ll find a pool table too.
A unique feature of this villa is 300 meters of seashore, and a sea-edge swimming and sunbathing area, accessed from a hidden path and inaccessible from the land to the general public. Boat mooring is also offered. The area is carved into the rocks and includes a natural sea pool for children — all pretty-much exclusive for villa guests to use as there are no neighbouring houses able to access the beach, so no disturbances, no distractions.
Beyond the delights of the villa itself, the owners give equal importance to the personal level of hospitality and care that their guests receive throughout their stay.
The villa’s team is present to ensure the property is impeccably maintained and to assist guests whenever required, while always respecting their privacy.

Layout
Enter the villa into the cool, spacious living area with its terracotta flooring. You will find a large sofa, a big-screen LED TV, dining table to seat eight, and a Provençal-style kitchen, topped off with sea views through the French windows. The villa’s 4 en-suite bedrooms are accessed via internal stairs and are airy and relaxing.
Outside, two spacious terraces, three balconies and a pool terrace are scattered on multiple levels giving opportunities to soak up the sun or relax in the cool shade of trees around the property. The large infinity pool gives a continuous pool/sea relationship, and the sun loungers, and baldachins, surrounding it are the perfect place to soak up the amazing sunsets.
Fronting the main house is a covered BBQ area – just the place to cook a local fisherman’s catch in front of the villa. If you are a fish lover, you will note that the main fishing season is May and June, when you can observe yellow tail fish regularly being caught.
Location Overview
Located in the small fishermen’s village of Molunat, the villa is close to the city of Dubrovnik, the town of Cavtat, the adjacent country of Montenegro, and only 20 km from the Dubrovnik International Airport, giving you a multicultural experience within reach.
This Konavle part of the Dubrovnik riviera allows you to experience Croatian culture and a glimpse into the old lifestyles. You will leave with vivid pictures of historic buildings, and a better understanding of Croatian history, its culture and its people.
Many of the local people still live in sync with the nature around them. And depending on the season in which you arrive, there will be different traditions and customs to observe. Each season brings different activities for the local farmers and fishermen. With the guidance of your host, you can share these experiences with the local people while you are here.
You can experience the diversity of Croatian gastronomy, as there are numerous family-owned restaurants in the area. Some are surrounded by beautiful vegetation with a river running quietly by, where you can dine on traditional dishes on a shaded terrace, full of atmosphere.

Molunat itself is a small traditional fishing village.
- Beach: Below the villa there is a public beach accessed via a path (it is a paved ‘beach’ rather than being made of pebbles or sand and it’s a rustic fishing cove). There is another sea edge, swimming area around 450m from the villa – again, it is not a beach in the traditional sense but a smoothed area integrated into the rocks with swimming pool steps into the sea and areas to sunbathe. For a more traditional beach with fine shingle, head to Molunat village itself nearby. This public beach is 200 meters from the villa if you walk and 500 meters if you go by car.

Exclusive Private Motor Yacht
An important recent addition to the Villa Palma experience is the villa’s Jeanneau Prestige 34 motor yacht, available exclusively by the villa’s owners to guests staying at the villa.
The yacht is offered by the villa with a professional skipper so providing guests with the opportunity to enjoy private day trips to Dubrovnik, the Elaphiti Islands and other destinations along the surrounding coastline.
The yacht is bookable locally directly with the villa owner or concierge. Please note this is at an additional charge and is not included in the accommodation rate. Full-day private yacht excursion: €1,500 (price at 2026/2027).

Villa Prices
All prices are in EUROS per villa per week, unless otherwise stated (you can choose to see an indicative price in GBP based on the current exchange rate): Most villas and apartments are booked by the week – please ask about booking less than 7 nights. Where short stays are possible, there is a 30% supplement for stays of 3 nights or less. Please note that prices may not be 100% accurate for dates outside of the current calendar year.
